What does a Pennsylvania township resale inspection checklist include?

A plain-language answer for Pennsylvania homeowners, with the official sources listed below. Reviewed October 2026.

Short answer

One Montgomery County township lists 16 items, such as a working smoke detector on every level, a carbon monoxide detector, graspable handrails, working GFCI receptacles, no open slots in the breaker box and a visible house number. The residential fee on that form is $50. Your township's list may differ.

A real checklist

Perkiomen Township's form lists the items an inspector checks. They include use in accordance with zoning, a working smoke detector at each level including the basement, working sinks and toilets, working bathroom fans where there is no ventilation, graspable handrails at all stairways, no openings in the circuit breaker box, no visible exposed uncapped wires, a sump pump that discharges outside, a visible address and a carbon monoxide detector.

More items on the list

The same form also checks that the water heater or furnace pressure relief pipe ends a maximum of six inches from the floor, that there are no double cylinder locks on egress doors, that visible GFCI receptacles work and that the sewer lateral affidavit has been received. It says smoke detectors ten or more years old from their manufacture date must be replaced.

Fee, timing and penalties

The form shows a $50 fee for residential and $100 for non-residential, submitted with the application, and asks for the settlement date and the title company. It states that using or transferring a property without a certificate of occupancy violates the township code and may result in fines or civil prosecution. The inspector may note additional items on the day.

What to do

Walk through your house with the list before booking. Many failures are cheap, like batteries or blank plates. Remember this is one township's form from January 2019. Call your own code office for the current list. This page is general information and not legal advice.

Selling for cash instead

Sellers with an older house and a long list of small fixes sometimes choose to sell without doing them first. Kaizen Home Buyers is one option to compare. We pay cash, buy as-is and charge no agent commission, so you do not fix anything first. We can send an offer within 24 hours and close in 14 to 30 days or on your schedule. Call 267-329-0084.
