Official pageBucks County lets families handle probate at a satellite office as well as in Doylestown. The Register of Wills and Clerk of the Orphans' Court has its main office in Doylestown and satellite offices in Levittown and Quakertown. The Register's job is probating wills and accepting the documents needed to complete the administration of a decedent's estate.
No obligation. We respond within 24 hours.
Estates here range from Levittown-era ranchers with aging roofs and heating systems to older river-town homes and rural properties with private well and septic systems. Kaizen's county notes list all of those. This guide explains the Bucks County filing process, how the Register's role differs from a court, inheritance tax, and where a cash sale fits. It is general information, not legal advice.
Bucks County lists three places to do probate business: the main office in Doylestown, a Lower Bucks satellite in Levittown, and an Upper Bucks satellite in Quakertown that is open Thursdays only. If the decedent lived in Bensalem or Bristol, Levittown may save a trip. Upper Bucks residents can use Quakertown on Thursdays.
The Doylestown office offers virtual and in-person appointments, and the county says appointments are recommended at the Levittown satellite, while Quakertown is by appointment. Call before you drive. Bring the death certificate, the original will if there is one, and a list of heirs. The county page does not list required documents, so ask when you call.
The county describes the Register as holding a quasi-judicial position. The Register conducts hearings on appointments of executors or administrators, including issues like forgery and undue influence, and decisions may be appealed to the Orphans' Court Division. If a family member challenges a will, you are in a different timeline than a simple estate.
The office accepts for filing the documents needed to complete the administration of an estate. Once you have letters, you can open an estate account, deal with the house and talk to buyers. Keep certified copies: the title company, the bank and the county will each want one.
The Register of Wills acts as the county's agent to collect inheritance tax, so the tax paperwork starts at the same counter. The state sets the rate by the heir's relationship: 4.5% for direct descendants and lineal heirs, 12% for siblings, 15% for other heirs. Early payment pays off, with a 5% discount inside three months of death and delinquency after nine. Have a tax professional review the return.
Mid-century homes can have roofs and HVAC near the end of their life. Houses in the rural north may have well and septic systems that need testing. Delaware riverfront parcels near Bristol can be flood-prone. Know which of these applies before you list or accept an offer.
A personal representative can sell real property that is not specifically devised unless the will provides otherwise, and a specific devisee generally has to join the sale. If a bond applies, proceeds cannot be taken until the court excuses or approves additional security. The estate attorney should confirm this before you sign.

Official pageHeirs in Bucks County often keep the house, rent it, or list it. A listing can pay well when the house is updated and shows well, especially near Doylestown. Levittown ranchers with original roofs, boilers or kitchens ask more of a seller: contractors, permits, showings and a buyer whose loan must hold up. Then agent commission and carrying costs come out of the estate.
The estate can also sell to Kaizen for cash and as-is. Our offer arrives within 24 hours, with no repairs and no commission, and closing is 14 to 30 days out or on the estate's chosen date. Because only a personal representative can sign, letters from the Register of Wills must be in hand. Have the estate attorney check the contract before signing. Phone 267-329-0084.
The main office is at 55 East Court Street, 6th Floor, Doylestown. Satellite offices are at 7321 New Falls Rd. in Levittown and 261 California Rd. in Quakertown, which is open Thursdays only. Call ahead for an appointment.

The Department of Revenue lists 4.5% for direct descendants and lineal heirs, 12% for siblings, 15% for other heirs, and 0% for a spouse. A 5% discount applies if paid within three months of death. The tax is delinquent nine months after death.
No. Kaizen buys as-is for cash, with no repairs and no agent commission. You can also list with an agent if you prefer. Compare the net after repairs, commission and carrying costs.
Once letters are issued, Kaizen makes an offer within 24 hours of getting the details, and can close in 14 to 30 days or on the estate's date. Probate, title and the estate attorney's review set the actual pace.
