Probate and estate administration. Call for an appointment. Cash, check or money order only.
Official pageSalem County is quiet, and so is its probate office. The Salem County Surrogate Court handles estates from a courthouse in the town of Salem, and the staff ask people to call for an appointment first. If someone left you a farmhouse near the Delaware River or a home in Pennsville or Elmer, this is the office that decides who can act for the estate.
No obligation. We respond within 24 hours.
Kaizen's county notes call Salem one of the slower New Jersey markets, with older farmhouse upkeep and riverfront flood risk among the common issues. That matters for heirs who live out of state and cannot wait months for a buyer. This guide covers the Surrogate's steps, the inheritance tax rules and the waiver, and where a cash as-is sale fits. It is general information, not legal or tax advice.
The Surrogate's page lists seven early actions, including contacting Social Security, finding the will, securing assets and listing what the person owned and owed. On a rural property, securing assets includes the house itself. Lock it, check the roof, and note who has keys.
For a will, the page asks for the original last will and testament, not a photocopy, a death certificate with a raised seal, and a filing fee by check, money order or cash. The county does not accept credit or debit cards. Call (856) 935-7510 x8323 before you go.
With no will, bring the certified death certificate and payment, along with a completed administration fact sheet and an affidavit of assets and debts. Those two forms list who the heirs are and what the estate holds. An estate attorney can help fill them in accurately.
The Surrogate's page says an executor can be appointed on day 12, and you may apply at any time before that. If the farmhouse has a leaking roof or a frozen pipe risk, apply early so letters are ready when the day arrives. An appointment is needed, so call ahead.
Spouses, parents, children and grandchildren are Class A and owe no tax. Siblings are Class C. Anyone else, from a niece to a close friend, is Class D, taxed at 15% on the first $700,000. The state puts a 15-year lien on the decedent's property until the tax is paid or secured.
A tax waiver releases the state's lien so property can move out of the decedent's name. Form 0-1 is issued only by the Inheritance Tax Branch, and for real property of a resident decedent the filing forms include IT-L-9. Ask your attorney or title company what they need before closing.

Official pageA Salem County listing can sit. Kaizen's county notes describe thin buyer demand and long market times, and a farmhouse with old systems may draw fewer financed buyers. Listing can still make sense if the home is in decent shape and the heirs are close by. Expect repairs, commission and months of carrying costs, and weigh them against the asking price with an agent.
Kaizen's cash path is built for the heir who lives three states away. We send an as-is cash offer within 24 hours of getting the details, with no repairs and no agent commission, and we close in 14 to 30 days or on the date the estate chooses. Letters from the Surrogate come first. Call 267-329-0084 for a conversation, and run any contract past an attorney.

Class D covers anyone not in Class A, C or E, including nieces, nephews and friends. The state taxes the first $700,000 at 15% and amounts above that at 16%. A tax professional can tell you how it applies to your share.
The Division of Taxation says the tax is a lien on all property the decedent owned at death for 15 years unless the tax is paid before then or secured by bond. A waiver releases it so property can transfer.
Kaizen makes as-is cash offers with no repairs and no agent commission, so older systems and upkeep do not have to be fixed first. Its county notes name riverfront flood risk as a local issue, so expect questions about the property. The estate decides whether to accept.
