Official pageNew Jersey handles foreclosure through the courts. A lender sends a Notice of Intent to Foreclose, files a complaint with the Superior Court's Office of Foreclosure in Trenton, and, if the loan is not brought current, the Atlantic County Sheriff eventually sells the house at auction. This page explains those stages in order, with Atlantic County's owner-occupied homes and investor-owned rentals in mind.
No obligation. We respond within 24 hours.
Kaizen's county notes describe high investor and rental concentration, older Atlantic City multifamilies, shore flooding and some vacant units on difficult blocks. Those details matter because the state's free mediation program is limited to owner-occupants, which leaves out many Atlantic County rentals. This is general information, not legal advice. A housing counselor or real estate attorney should review your papers.
The lender must send this notice before filing. The New Jersey Courts site says you have 30 days from receipt to pay off the debt. Keep the envelope and note the date you received it. Then call a housing counselor and ask what your loan servicer can offer.
If the lender files, you receive a Summons and Complaint. The Courts site says a defendant has 35 days to file an answer if contesting. An answer is a legal paper, so talk to a New Jersey attorney or legal aid. Missing a deadline can speed up a judgment.
The court's flyer says free mediation is open to owner-occupants of one- to four-family homes who use the property as their primary residence, are not in bankruptcy, and work with a trained counselor. Return the Mediation Request Statement to the Superior Court Clerk's Office within 60 days of receiving the Summons and Complaint. The flyer warns that mediation does not stop the lender from moving ahead.
The Courts site lists a notice 14 days before the lender files for entry of default, and then 45 days to cure the debt or make other arrangements. Ask your counselor or lawyer how those clocks apply to your file.
After judgment, the sheriff has 150 days from the writ of execution to auction the property. The Courts site says the debtor and the lender may each request two stays to delay the sale. The Atlantic County Sheriff's Office sets the calendar and bidding rules, so ask it for the current ones.
The mediation flyer says that if your home is already scheduled for a sheriff's sale you must file a motion asking the court to stay it. Get a written payoff from the lender and compare it with what the property would bring.
An owner-occupied Pleasantville two-family, an Atlantic City rowhouse and a Galloway Pinelands home with a septic system each face different repair and flood questions. Investor-owned rentals are not eligible for the free mediation, so landlords usually need an attorney's advice on options.

Official pageBefore the sale, you can often choose among a loan workout, a short sale, a listing with an agent, or a sale to an investor. A listing can bring the most when the house is in good shape and the calendar allows showings. In Atlantic County, a vacant or tenant-heavy property near the shore can sit, so ask an agent about realistic timelines and flood-insurance questions.
Kaizen buys as-is for cash. We make an offer within 24 hours, there is no agent commission, no repairs are required, and we can close in 14 to 30 days or on your date. We cannot promise to stop a sheriff's sale or control the lender's payoff. Talk to your attorney and counselor about timing before you sign anything. Call 267-329-0084.
The New Jersey Courts site says the notice gives you 30 days from receipt to pay off the debt. Use that time to call a housing counselor and ask your servicer about options in writing.
The New Jersey Courts self-help page says free foreclosure mediation is available. Eligibility follows Rule 4:64-1B and the court's flyer: an owner-occupied one- to four-family primary residence, no bankruptcy, and a trained counselor.
The flyer limits mediation to owner-occupants whose property is their primary residence, so a rental owned as an investment generally does not qualify. An attorney can explain other routes, such as a negotiated sale or a payoff plan.
An owner can generally try to sell before the property sells at auction, but the lender's payoff, the court schedule and the sale date all matter. Only the lender's lawyer, the Sheriff or the court can confirm a sale is postponed. Get an attorney involved first.
Kaizen makes as-is cash offers and can close in 14 to 30 days or on your date, with no repairs and no agent commission. Whether a sale can finish before an auction depends on the lender and the court, which Kaizen does not control.
