Camden County, NJ Foreclosure: Wednesday Sheriff Sales and Your Options

Camden County holds its sheriff sales on the first and third Wednesday of each month, at noon, in the Camden City Council Chambers. That fixed rhythm is useful: once a sale date is on the list, you know the next opening is two weeks away. This guide explains what the Sheriff's page says about deposits, cash limits and adjournments, and how it fits the state court process.

Camden County has older Camden rowhouses, postwar Cherry Hill ranches, Pennsauken twins and Pinelands-edge homes in Winslow Township, so payoffs and repair needs vary widely. This is general information, not legal advice. A housing counselor or a New Jersey foreclosure attorney should review your case.

Step by step in Camden County

  1. 1

    Respond to the 30-day notice

The Notice of Intent to Foreclose starts a 30-day period from receipt for the borrower to pay off the debt, according to the state. Call your servicer, keep notes, and book a housing counselor visit at once.

  2. 2

File an answer if you dispute the claim

The New Jersey Courts page gives 35 days to answer the complaint if you contest it. The court flyer says that if you dispute the lender's claims you should consult a New Jersey licensed attorney and file an answer that follows the court rules.

  3. 3

    Request free mediation in time

Owner-occupants of one- to four-family primary residences who are not in bankruptcy can request mediation within 60 days of receiving the Summons and Complaint. After 60 days a motion is needed. A trained counselor is required, and the NJHMFA line is 609-278-7508.

  4. 4

Read the Camden County sale list with care

The Sheriff's page warns that the actual sales scheduled will change drastically as the date approaches, and that changes will not necessarily show on the website. Phone the Sales Division at (856) 225-5531 or (856) 225-5551 before you rely on a date.

  5. 5

    Use adjournments on purpose

The Sheriff allows a defendant up to two written, notarized adjournment requests, each up to four weeks, at $28 each. Any additional adjournment needs court or plaintiff approval. Do not count on extra time without confirming it in writing.

  6. 6

    Understand what a buyer pays

At the auction the bidder opens at $100, later bids rise by at least $1,000, and 20% is due on the spot. Cash is capped at $500 toward the deposit and $500 on final payment. The balance is due in 30 days, and the deed follows within 30 days of the sale date.

  7. 7

Check the property and the payoff

A Camden rowhouse may have title or permit cleanup and flood questions near the rivers. A Cherry Hill ranch may have an original roof and electrical panel. Ask the lender for a written payoff before you choose between a sale, a workout or letting the process continue.

Your selling options

Camden County owners usually weigh a loan workout, a short sale, a listing and a cash sale. A listing with an agent can capture the highest price on a Cherry Hill home that shows well, but it needs weeks, and a sale date every two weeks can arrive first. A rowhouse needing work can be hard to market quickly.

Kaizen buys as-is for cash. We make an offer within 24 hours, there is no agent commission, no repairs are required, and we can close in 14 to 30 days or on your date. We cannot stop a sale or promise an adjournment. Confirm timing with the lender's attorney and your own lawyer. Call 267-329-0084.

Camden County foreclosure questions

When are Camden County sheriff sales?

The Sheriff's page says they take place on the first and third Wednesday of each month, excluding holidays, at noon. They are held in Camden City Council Chambers at 520 Market Street, 2nd Floor.

How do adjournments work in Camden County?

A defendant may request up to two written, notarized adjournments of up to four weeks each, and the Sheriff charges $28 per adjournment. More than that needs court or plaintiff approval.

Will the online list show every change?

No. The Sheriff warns that the actual sales scheduled will change drastically as the sale date draws closer and that changes are not necessarily reflected on the website. Call (856) 225-5531 or (856) 225-5551 to confirm.

Does free mediation stop a Camden County sale?

No. The court's flyer says applying does not stop the lender from moving forward. If a sale is scheduled you must file a motion asking the court to stay it. Ask an attorney or counselor right away.

Does Kaizen buy Camden County houses in foreclosure?

Kaizen makes as-is cash offers and can close in 14 to 30 days or on your date, with no repairs and no agent commission. Whether that finishes before a sale date depends on your lender and the court.
